Buying an established home in Clyde: what inspectors find

Drainage, roof water and workmanship, not age.

Owner Inspections · Clyde 3978 · 2026-03-26

In short: Clyde stock is young, so the findings are different from an older suburb. Here is what actually comes up.

Young stock, different problems

Almost all of Clyde was built in the last fifteen years. Age related decay is rare; water and workmanship are not.

Surface drainage

Poor fall beside the building, holding water where it should be shedding away, is the most common finding.

Downpipe connections

Frequently unsealed where they enter the stormwater system, so water discharges beside the slab.

Roof space

Bracing cut during other work, insulation loose or displaced. Both are visible only if someone goes up.

Moisture readings

Elevated readings at lower shower wall sections tell you more than looking at the tiles.

What is excluded

AS 4349.1 is visual and covers readily accessible areas. Electrical, gas, plumbing operation, appliances and pools are outside it.
