Lock-up inspection in Clyde: the last look before plaster
Sarking, flashings and window seals, checked while they can still be seen.
In short: Lock-up is a short window between cladding going on and plaster arriving. It covers everything that keeps water out of the wall.
What lock-up means in Victoria
Lock-up and pre-plaster describe the same point: roof, cladding and external doors installed, before internal lining.
Sarking
The second barrier under the roof. We find it missing under metal roof cladding often enough that it is the first thing checked.
Door and window flashings
No flashing under an external door leaves a direct path for water into the wall. Window rubbers have to seat between the window and the cladding.
Roof water
Spreaders where an upper level discharges onto a lower roof, and downpipes actually connected rather than present.
Why the window is short
Plaster often arrives within days of lock-up. Once it is on, none of this is visible.
