When to book each stage inspection on a Clyde build
The order Clyde trades follow, and the window before each stage is covered.
In short: Stage inspections are worth something only while the work is visible. This is the order Clyde builds run in and where the windows are.
The program decides your window
A Clyde volume build runs to a fixed program and trades follow each other closely. The gap between a stage finishing and the next trade covering it is often two or three days, which is the whole window you have.
Slab pre-pour
Book the day before the pour. Once concrete is placed, the steel, the pods and the vapour barrier are gone from view permanently.
Frame
The last look at structure. Bracing, tie-down and plumb can be measured now and not after sarking and plaster.
Lock-up
Cladding, roof and external doors are on. Sarking and door flashings are visible for a few days before the plasterer arrives.
Waterproofing
After the membrane and before the tiler. A membrane defect found here costs a morning; found later it costs the bathroom.
Pre-handover
About a week before practical completion, so you have the list before you are asked to sign.
